How Do You Budget a New Build When Plans Aren’t Final Yet?
I’m in the early stages of planning a small residential build and running into a problem I didn’t expect this soon budgeting without fully finished drawings. The layout is mostly set, but things like finishes, minor structural tweaks, and some MEP details are still up in the air.
I don’t want to move forward blind or rely on super rough guesses that could be way off later. I’ve heard some people recommend using preliminary construction estimating services early in the process just to get a realistic ballpark before everything is locked in, but I’m not sure how accurate that really is compared to waiting for full construction documents.
For anyone who’s been through this stage already, how did you approach early budgeting? Did you base it on past projects, builder input, or third-party estimates? And how much contingency did you usually carry at this phase?
